Buying in Elm Grove: the water questions worth asking
A buyer in Elm Grove cannot take the water for granted. Municipal service reaches only properties along certain roads, connecting is voluntary, and the house you are touring may be on Brookfield’s mains or drawing from its own well.
Call (262) 829-5961Mon to Fri, 7am to 5pmFirst question: mains or well?
Ask the seller outright, and if the answer is the mains, ask to see a recent water bill. A house that pays for municipal water is connected; one with no water bill is on a well.
If the answers are vague, the Village’s Municipal Water page explains how service works, and the Village is the place to ask about a particular property. On a quote call, the address is also the first thing asked.
On a well, ask for the paperwork
Any lab report the seller can produce is worth reading before you commit. For a softener, the useful figures are hardness and iron. Separately, the DNR advises testing every private well for bacteria at least yearly.
Note when each sample was taken. A report from years back, or one taken before the house connected to the mains, may describe water that is no longer the house’s.
A softener in the basement tells you nothing about bacteria or nitrate, which softeners are not made to deal with. Its presence is no substitute for a test.
Then ask about the softener already there
Find out roughly how old it is, whether it went in while the house was on its well or after it connected, and what hardness it is set for, if the seller knows. A unit set up for one supply is set wrong for the other.
The replacement page covers what happens when the supply changed under an old unit. For a buyer, the point is simply to know which water the softener was set for.
If you might connect after you buy
If you are buying a well house on a road the mains reach, connecting may be an option once you own it. Settle that question before choosing a new softener; the guide on hooking up explains why a system should be sized for the supply you end up on.
You can call before closing or after it. Either way a quote takes one phone call, and nobody comes out to look first.
Common questions
The listing says the house has municipal water. Is that enough?
It is a good start, and a recent water bill confirms it. Connected Elm Grove houses are on Brookfield’s water, which Brookfield publishes at 23 to 34 grains.
Is a well house harder to get a softener for?
No. A well house gets the same package and the same phone quote. The starting number simply comes from a lab report or the plumber’s reading instead of Brookfield’s published range.
